We have been telling you about the benefits of listing your home for sale in advance of the marketplace.  While it is still a buyer's market due to a lack of listings, springtime will always see an increase in homes for sale.  If you’ve been waiting for the right time, a little sunshine may be all of the impetus you need.

However, it is still a turbulent market, and you’ll need to prepare to get the most out of a challenging economy.  

Here are some mandatory “to-do’s” to help you maximize your sales price and selling experience.

Get an agent

Now is not the time for DIY.  Higher interest rates and tighter mortgage restrictions can impact the financial part of the deal.  That can be a legal nightmare, not just a hassle.  Get a seasoned real estate agent on your team with enough experience to have been through this before. 

Update your home?  Maybe…

We have a different take on this standard task.  It is a buyer's market, and so you may have buyers regardless of what you do.  We are seeing some prices fluctuate, and maybe home improvements aren’t even necessary.  Let’s at least talk about it first.

Get the facts in advance

An experienced Realtor can help you anticipate questions competitive buyers will have.  What are the taxes?  What are the issues in the schools?  What are the property lines and deed restrictions?  Get a Realtor on your side to collect this information in advance to help get a qualified offer faster.

Enter the new market

 Social media, videos, and real estate websites like Zillow, Trulia, and realtor.com have changed the game.  To gain the highest-priced sale for your home, make sure your Realtor is ready to take your home to market in the newest and most exciting ways.
