Selling your home, on the other hand, can be a nightmare.

Choosing a listing agent is an important step.

What about open houses, cleaning, staging, marketing?  Closing costs and commissions?  Realtors?

Choosing the right Realtor from the beginning can help take the edge off all of the potential downside, and make the space between selling out and moving in an amazing adventure to enjoy.  

Here are some things to consider when choosing a Listing Agent:

Is a Dual Agent a good idea?

A Dual Agent represents the seller AND the buyer.  While this may seem easier, it may not always work in your best interest.  Often you’ll find the the only winner in a Dual Agent relationship is the agent herself.

Does experience matter?

Yes!  You want to engage a realtor who has sold a lot of homes in your neighborhood.  He will know the hot buttons, the schools, the taxes and the best way to get your buyer excited to buy your home.

Does workload matter?

If an agent has too many listings, it could take her focus off of yours.  Or, it could mean that she is great at generating listings, but not so great at selling them. 

What is the marketing plan?

Each agent has a different way to get the word out.  The right marketing plan, tested to engage your community of buyers is critical to success.  Your agent should be bragging about their plan.

What do others say?

Sometimes when “all is said and done”, there is a lot said and not much done.  Check references and ask friends for referrals.
